Buying a home in Birbhum, step by step.

A plain-English walkthrough of how to move from "I'm thinking of buying" to handing over the keys — with the documents, checks and timelines you'll need along the way.

Shortlist what you actually want

Be specific. Decide on a budget range, location (Bolpur / Santiniketan / Sriniketan / Prantik / Surul…), property type (apartment / house / villa / land / commercial), bedrooms and area. Save 3–5 candidates on SONDHAN — don't chase 30.

Visit in person

Photos lie. Visit at different times of day. Check the road, water, power, neighbours, mobile signal, distance to school / station / hospital. Walk the boundary. If it's land, verify the corner pillars and frontage.

Verify the documents

Ask the SONDHAN team for: parent deed, latest record of rights (RS / LR / parcha), mutation certificate, tax receipts, mouza map, conversion certificate (if applicable), and identity proof of all owners. Cross-check the chain of title for at least 30 years.

Negotiate & agree

Once title is clean and site is good, agree on the final price, advance, payment schedule, possession date, and what's included (fittings, fixtures). Get this in writing as an Agreement to Sell — signed by both parties with witnesses.

Register & mutate

Pay stamp duty + registration fee (currently 5–7% of consideration value in West Bengal — confirm at the registry). Register the sale deed at the Bolpur sub-registrar's office. Then apply for mutation at the BL&LRO to put the property in your name on land records.
